1875 Steeles West
There is a 4-storey purpose-built rental building with 120 units on site. The property also includes surface/underground parking, an outdoor pool, open space, and children’s play structure.
We are continuing to work through the rezoning approvals process with the City and do not have any of the required approvals to begin construction. Tenants will remain in their current units where no changes will occur other than regular and ongoing maintenance work. 1875 Steeles West presents an opportunity to revitalize an aging property with a new development that provides new additional housing options for the neighbourhood. Significant improvements will also be made to the existing property frontage along Steeles Avenue West (removal of the existing unsightly retaining wall) as well as improved access to the adjacent valley lands. By proposing additional density on the property a number of improvements can be made for current and future residents. Tenblock looks forward to working with all stakeholders to fulfill the vision for this site.
In addition, Steeles Avenue West has been identified for a transit priority study and an implementation timeline is still pending.
Proposal
Tenblock is the housing developer and manager of the development process. Any questions related to the redevelopment of the property should be directed through this website.
We are proposing to develop:
- Building A: 37-storeys, 490 units
- Building B: 31-storeys, 324 units
- Building C: 12-storeys, 146 units
- Parking: 779
- Public Park: 1,050 square metres
- TRCA Land Dedication: 1,979 square metres
All of the 120 purpose-built rental units will be replaced on site in the new development. All eligible tenants who live at 1875 Steeles West when the application was submitted and when the notice to vacate is distributed later in the process, will have the right to return to one of the new rental replacement units. Yes. A public park is proposed on the south side of the site, that is currently designed to connect with the public park being proposed at 1881 Steeles Avenue West.
As part of the redevelopment of the site ~1,979 m2 of valleylands are to be dedicated back to the City and/or TRCA. Part of this renaturalization of the property includes planting new trees and providing improvements to the trailhead/entrance area at the northeast corner of the site. The existing trailhead is proposed to be improved with interpretive/informational signage, additional naturalized edge plantings, seating and feature paving. The improved trailhead will serve as a gateway to the river valley and trail system and an attractive landscaped marker delineating the boundary between the City of Toronto and the City of Vaughan.
A key feature of the proposal is the complete removal of the retaining wall along Steeles Avenue West, which currently presents a significant physical and visual barrier between the site and public realm of Steeles Avenue West. Removing this wall opens the door to allow for many improvements to the pedestrian experience of the site and Steeles Avenue West through landscaping and built form design features.
The proposal would include 1,440 m2 of indoor amenity space and ~1,920 m2 of outdoor amenity space. The programming of the amenity space has not yet been determined, and we will continue to explore what types of amenities could be a part of the proposal. Process
A resubmission of the Zoning By-law Amendment, Draft Plan of Subdivision, and Rental Housing Demolition applications was made on December 7, 2023. We will update the community as we move through the various stages of the development process.
A final decision on the Zoning By-law Amendment, Draft Plan of Subdivision, and Rental Housing Demolition applications has not yet been made, and there are still several steps to complete before construction could begin. As such, there is no exact timing estimate at this time.
Current rent will not increase as a result of this development proposal. The standard increases allowed through the Residential Tenancy Act still apply.
