The Site

Today 1875 Steeles West is home to a 4 storey, 120 unit, purpose-built rental building. The property includes an outdoor pool, children’s playground, and limited access to the valleylands along the east side of the property. Built in 1973, there are a number of opportunities not only to improve the resident experience but also how people interact with their surroundings. Along the eastern property are valleylands with extensive trail systems available for residents and community members.

Steeles Ave West
The retaining wall that currently exists along Steeles will be removed. The new building would feature townhouse units at street-level, activating the sidewalk. The sidewalk will also be widened along Steeles to provide a safer and more enjoyable pedestrian experience.
Valley Lands
There will be natural restoration of 1,979 m2 of the existing property back to the valleylands as well as an improved trailhead entrance at the northeast corner of the property to the valleylands for residents and community members.

The existing trailhead is proposed to be improved with interpretive/informational signage, additional naturalized edge plantings, seating and feature paving.

120 replacement units for eligible tenants

Eligible tenants who currently live at 1875 Steeles West will have the opportunity to move back into the new building, in rental replacement units at similar rents. These new units will be modernized rental units, and tenants will have access to the new amenity space.

Improving accessibility to green and natural spaces

The development proposal features new dedicated public park land, the natural restoration of part of our property back to the valleylands as well as improving pedestrian access to these valleylands.

Enhancing the pedestrian experience

Redeveloping this site presents the opportunity to improve the pedestrian experience both along Steeles Avenue West and throughout the property. These improvements will create a safer more enjoyable experience for both residents and community members.
