A practical path forward for 1875 Steeles

We can balance two provincial priorities: economic growth and building homes. Let’s convene all the parties through the Provincial Land and Development Facilitator to come to a reasonable solution.

What’s at Stake

For five years, Tenblock has worked through a good-faith, evidence-based planning process at 1875 Steeles Ave W, culminating in a City staff recommendation for approval. A newly proposed Minister’s Zoning Order (MZO) would cap height so severely the project cannot proceed, erasing 960 new homes, including 132 affordable, and upgraded, rent-controlled replacement homes for current tenants. Ontario needs projects that can move now; sudden rule changes undermine trust and chill investment.

Our Position

Evidence matters.

Independent, peer-reviewed work over five years (over $5 million invested) shows housing and industry can co-exist here, City staff and external experts agree

We’re willing to collaborate.

Tenblock wants to work together on a reasonable and fact-based solution that enables new housing while protecting industry

The use of the tool is the issue.

An MZO being used to restrict housing so bluntly is drastic. A facilitated, evidence-based process can secure assurances for industry and deliver homes.

The Practical Solution

Withdraw the proposed MZO and direct the Office of the Provincial Land and Development Facilitator to bring the province, industry, and expert advisors together immediately

What this Means

960 new homes delivered sooner, including 132 affordable.

Secure rental replacement: current tenants move back into upgraded, rent-controlled homes.

Balanced city-building: protect critical industrial operations while adding much-needed housing supply.

An Enhanced Park Network: Planting 385 new trees and creating an additional ¾ of an acre of additional park space which connects to the ravine network.
